THE COMPLEX AREA is 14 ha and the number of built flats is
1000. In the groundfloors of these buildings the area of 3,500
m2 for business and the needs of residents'
organization was obtained. This area consisted of: a hall with 250 seats, rooms
for social activities, library with reacting room, supermarket,
cafe with terrace, etc. In the basement part there are 250 parking places
in the garages and groups of double purpose shelters.

The exceptionally unfavourable effects of noise and
airpollution in the residential blocks in Novi Beograd influenced the change
of the usual organization of the blocks with the green "hollow" in
the centre. This resulted in clustering of residential
buildings and creating of a protective layer around the Flats and forming of
a "green corona". First, such blocks are seen as compact
wholeness, then two basic large subgroups are recognised and finally these
subgroups are disintegrated into smaller ambients resembling
small squares and streets.

In this case a flexible programme of flats was executed,
reduced in relation to the preliminary design. In spite of the
initial resistance by the residents to the idea of free arrangement
within
the flats, today they are supporting it having themselves
proved that a flat should not be designed as an ultimate form but
rather as a range of possibilities.

As regards the construction of the buildings, they were
founded on "Franci" piles Ø 406, pile capacity 60 t.
§
The roofs are of inclined prefabricated slabs, finished with
reinforced concrete ceilings. The flexible partition walls were
built according to "Ljutomer" system, while the fixed walls are of
reinforced concrete, prefabricated with thickness of 8 cm.
Between the flats the same walls were used under the principle 2 x 8 cm
with an interspace of 24 cm. Other non-flexible walls were from
gypsum boards fabricated by "Dinara".
